Performed facade inspection in compliance with the NYC regulations for the three high- rise buildings.  Developed plans to address defects observed during inspection.

Inspected and developed plans for complete facade replacement of this landmark building using precast stone panels that were colored and textured to match the original brownstone.  All architectural features and details of the original facade were carefully retained.  Extensively coordination with the NYC Landmark Commission and the community preservation activists was required.

This apartment complex had seven (7) large buildings.  Using destructive and non-destructive testing techniques, including thermal imaging, investigated water penetration in dwelling units through facade.  Developed plans, details and specifications to address the leakage.

Inspected and developed plans and specifications for the repair of deteriorated concrete from eyebrow slabs and parapet walls. We also provided site supervision to monitor contractor’s work.

Inspected and developed plans for the restoration of facade, resurfacing of balconies and replacement of balcony railings, replacement of bricks and shelf angles and repointing on this 424-unit apartment complex. Plans and specs were made available to contractors on our website for competitive bidding.

Investigated water penetration through façade using ASTM E1105 testing utilizing spay assembly that constantly sprayed water on the façade elements to create driving rain conditions.  Moisture penetration was observed through mortar joints.
